There are a total of 97 homes at Discovery Ridge and 30 have been reserved as Deed Restricted Housing. These homes are reserved exclusively for buyers who work in Summit County and have been qualified through Mountainlands Community Housing Trust (“MLCHT”).

What is a Deed Restricted Unit?

Unit is subject to affordable-housing deed restrictions which preserve the affordability of the home. Prior to closing, the County will record updated deed restrictions to include: a cap on resale price appreciation at 3% per year, an owner-occupancy requirement, household income limits at the time of purchase, and certain restrictions on capital improvements.

Am I Eligible?

To be eligible to purchase the unit you must:

  1. Be employed in Summit County (at least one of the property owners)
  2. Occupy unit as your primary residence
  3. Agree to the updated deed restrictions. The buyer will have time to review the restrictions prior to purchasing the unit.
  4. Not exceed the annual income limits at the time of qualification (based on household size):
    1 person – $59,976
    2 person – $68,544
    3 person – $77,112
    4 person – $85,680

How To Reserve Your Deed Restricted Property

IT’S TIME TO SUBMIT YOUR RESERVATION FOR A DEED RESTRICTED DISCOVERY RIDGE TOWNHOME!!!
  1. Reservations may only be made by those approved by MCHT and that have the appropriate approval certificate provided by MCHT. Reservations may be made on the Discovery Ridge Townhome (Units) 110 through 113 and 217 through 223. (see the complete list of Available Townhomes by clicking the orange button “Available Townhomes” below).
  2. Reservations will be taken in order of receipt. Please include your choice of units (Top 3 Selections) on your completed agreement form.
  3. A sample copy of the reservation agreement may be viewed when you CLICK HERE.
  4. There is no guarantee you will receive a reservation for your first-choice Unit.
  5. Should your agreement be awarded a Unit reservation, you will be contacted with instructions on making the $500 reservation deposit with Park City Title Company.

Information About Discovery Ridge Deed Restricted Properties

Discovery Ridge is a beautiful 72-acre mountain residential development, with 75% of the land being left as open space. In addition, the community has a stream through it and backs up to the Summit County 892-acre Toll Canyon Open Space Park.

Discovery Ridge will have a total of 97 Units that will include forty-three single family homes and fifty-four town homes and duplexes, all with two car garages. The area features select locations that are nestled into a wooded setting, while some lots are located near a natural stream.

Discovery Ridge offers 30 of its 97 homes as ‘deed restricted’. This designation was created by Summit County in an effort to provide reasonably priced housing for those that work in Summit County by restricting the sales price to a level that is determined by the county’s area median income.

Discovery Ridge is proud to be a part of that effort and offers 25 townhomes, four duplex units, and one single family to those that meet the requirements set forth by Summit County and in collaboration with and managed by Mountain Lands Community Housing Trust (“MLCHT”).

In order to purchase a deed restricted unit, an applicant must first apply with MLCHT and comply with their requirements, which consist of confirming that the applicant works in Summit County and determining income, as well as a few other requirements.

Phase 1 townhomes are awaiting a building permit from Summit County and anticipate beginning construction in March. The duplex units are under design and will likely be submitted to Summit County in the near future. Phase 2 units (217 through 223) are nearing final design and will be submitted to Summit County for building permit in March. The Phase 3 units will likely be submitted in April.
